Property values across the Upper Hunter continue to show resilience, according to Cotality’s latest Regional Market Update, with Muswellbrook and Singleton both recording solid annual growth despite a broader slowdown across regional New South Wales.
Muswellbrook’s median dwelling value rose 9.7 per cent over the past year to reach $604,845, with sales volumes up 15.2 per cent. Singleton recorded even stronger annual growth of 10.6 per cent, pushing its median value to $760,894, while sales volumes surged 25.5 per cent over the same period.
The figures come as regional New South Wales more broadly recorded some of the weakest conditions in the country, with markets including Coffs Harbour, Goulburn and Nelson Bay all posting quarterly declines in home values. By contrast, deeper inland regional markets such as Muswellbrook, Singleton, Dubbo and Tamworth continued to show stronger growth, reflecting demand for relative affordability outside the state’s coastal centres.
Rental conditions also remain tight across the Upper Hunter. Singleton’s rental vacancy rate sits at just 0.6 per cent, among the tightest in the state, with a median rent of $640 a week. Muswellbrook’s vacancy rate was slightly higher at 3.2 per cent, with a median rent of $554 a week. Both markets recorded gross rental yields above the regional NSW average, at 4.6 per cent for Singleton and 5.1 per cent for Muswellbrook.
