New mid-year property data shows Branxton recording the strongest house price growth across New South Wales, with the suburb’s median value climbing almost 31 per cent over the past year to 1.1 million dollars.
Nulkaba followed with growth of close to 18 per cent, taking its median house price to 1.2 million dollars, while Aberdeen, Bellbird and Pelaw Main all recorded gains above 17 per cent. Several Upper Hunter and Lower Hunter towns, including Cessnock, Weston and Greta, also featured among the region’s top ten growth suburbs for houses.
For units, Maitland led the way with growth of more than 18 per cent, taking its median value to $583,000. Bellbird, Muswellbrook and Hunterview also posted strong unit price growth, each recording increases above 15 per cent.
The data also points to strong buyer demand in several suburbs. Windella and Salt Ash recorded the highest number of enquiries per house listing in the region, while Nelson Bay, Thornton and Muswellbrook topped the list for units. On turnaround times, Metford recorded the fastest-selling houses, with properties spending an average of just 17 days on the market, followed closely by Kurri Kurri and Pelaw Main. Scone recorded the fastest unit sales, with an average of 24 days on market.
