Council calls for expressions of interest in Muswellbrook build-to-lease project

Muswellbrook Shire Council is seeking commercial partners for a major new build-to-lease development designed to attract investment in renewable energy, agri-tech and advanced manufacturing.

Council has opened non-binding expressions of interest for Lot 9, 29-33 Glen Munro Road, Muswellbrook — a 9,547 square metre, fully serviced industrial site in the Thomas Mitchell Drive Precinct.

Once a partner is confirmed, Council will design, construct and lease an industrial building of between 4,000 and 7,000 square metres on the site. The land is zoned E4 General Industrial and equipped with power, water, sewer and NBN access, as well as sealed roads suitable for heavy vehicles.

Mayor Jeff Drayton said the initiative marks a significant step in Muswellbrook’s economic diversification.

“This land is close to the New England Highway with direct links to the Hunter Valley rail corridor and the Port of Newcastle,” he said.

“With this project we’re doing something remarkable for a regional council — investing in purpose-built facilities, partnering with business from the ground up and stimulating the jobs and infrastructure we need.”

The site’s proximity to TAFE NSW Muswellbrook, the University of Newcastle Upper Hunter campus and the MELT Modern Manufacturing Centre offers access to a skilled, locally trained workforce.

Council is seeking partners in advanced manufacturing, renewable energy, waste-to-resources recovery, circular economy and agri-tech — all identified growth industries for the region.

Expressions of interest will be assessed on lease-term commitment, industry alignment, job creation and readiness to occupy. Submissions close at 2 pm on Friday 12 December 2025, with a site visit scheduled for 10 am Thursday 20 November.
